Some information about how we take a hot new listing live.  This is some of our "signature style" BE OUR NEXT BEST SELLER stuff.   

1.  Ready when you are.  Client is ready!  Agent to prepare CMA (Comparative Market Analysis) and present to Principal who is to become our client, the Seller.  Together we will agree on a listing price.  For this reason, the CMA has to be an accurate portrayal of the sold and, more importantly, the active real estate market.  Many factors will come into deciding the value of this property.  

The agent needs to be prepared and able to give best advice!

2.  Photoshoot, Floorplan Measurement and typically Drone.  Ultimately, it is the listing agent (or a service for the listing agent, an assistant, a marketing firm of some sort) that needs to arrange these items and present the property listing to the buying public.  This presentation will effect the public's perception of the house and property and the value of the property.  

The proper channels will be followed by the listing agent.  It will need to be approved by the Brokerage and then by the Real Estate Board.  Once approved, it will post, and then some!   The MLS is a super powerful marketing system.  In my opinion, it creates, upholds and determines value for property.    

3.  Listing Launch.  This has to be done at a very high (ethical and promotional) level.  Ethical in that the information is believed by the Listing Agent to be correct.  Promotional in that the agents presentation of the property can and will effect the value of the real estate property.  

At listing launch, we typically will not put signage out until the listing has gone active the MLS.   We want the buying public to have equal access to the information about this property for sale.  This is best for our client, the seller and also most fair to the buying public.  

SIDE NOTE :   Of course, be represented by an agent.  We advocate starting first with an agent if you are a buyer.  Your agent will have smart connections, they can recommend a mortgage broker to get you prequalified to purchase if you like.  Do your best to make sure your agent has full confidence in you as the Principal.  

AUTONOTIFICATION FOR BUYERS :  Don't miss out on a hot listing like this one.  Your agent can set you up on auto-notification to make sure you are and your agent are both tracking new listings that may appeal to you.   You are now both tracking the active market to find out a reason to move, let's go.  

TOPIC ON HAND :  LAUNCHING A LISTING LIVE TO THE MLS.  As the listing agent posting a new MLS listing, I watch as it goes live and watch to see when it hits different MLS sites from the ddf feed from the Real Estate Boards.  Realtor.ca typically has it first.  Interesting to note, on this launch, our own site, admiraal.ca delivered the MLS listing faster than rew.ca,  

Super cool that a REALTOR like me can have a full on ddf feed and offer it to the public in such an efficient manner!  

IMPORTANT :  
Yes, I'm an agent for the seller when I'm selling their property, it's my job to accurately and best represent them while keeping the confidences.  This takes a smart balance, but make no mistake, our listing presentation is out looking to turn a curious buyer serious, it just takes one buyer right.  

We like to include a link from the MLS listing to a webpage where we further explain the property.  This is us at work, not an assistant or a marketing firm or AI.... this is our kind of do it yourself agent stuff we like to do as a listing agent.


In summary, at listing launch :  the listing presentation needs to be ready for this moment.
